Expert residential building inspector

Fast, reliable building inspections for your Brisbane, Gold Coast or Sunshine Coast property

When you’re buying or selling a home, there are lots of boxes to tick to make sure the process goes smoothly. There’s the contracts and conveyancing, mortgages and moving boxes, removalists and renovations.

No wonder the process can be daunting.

But one of the most important steps is to find a reliable, expert building inspector to carry out your pre-purchase inspection. This is one item on the list you simply can’t afford to overlook.

At Cameron & Sims, our goal is to make the process of getting a building condition report simple and stress-free. We work with home buyers and sellers throughout Brisbane, the Gold Coast and Sunshine Coast conducting comprehensive building and pest inspections and delivering easy-to-read reports that help you make informed decisions throughout the buying or selling process.

Why get a building inspection?

  • Provides peace of mind
  • Identifies problems prior to purchase/sale
  • Helps you negotiate the sale price
  • Prevents settlement delays
  • Avoid costly unexpected repair bills

Complete building & pest inspection reports

What’s the Cameron & Sims difference?

We’re qualified builders, project managers and building consultants. That means, not only can we do your inspection, but we can also provide advice on renovations or repairs and put you in touch with our trusted network of qualified local tradespeople and contractors.

With decades of experience buying, selling and renovating property in and around Brisbane, we understand the building industry and know the local real estate market. That means you’ll get advice you can trust.

We also work with a qualified pest inspector, so you only need to make one booking for both services. We encourage you to be present at the inspection so we can walk you through the process and point out any areas of concern. We’re always happy to answer any questions you might have, and you’ll usually have your report within 24 hours.

Why a building inspection is a must for buyers

Building inspections aren’t compulsory, but can you afford not to have one?

For the sake of a relatively small fee, you could potentially save yourself thousands of dollars in repairs and a whole lot of stress and heartache.

Just like you’d take a second-hand car to the mechanic for a once-over before you buy it, it’s also essential to have a building inspector check to make sure the property you’re buying is structurally sound, safe for your family, and isn’t going to cost you a fortune in unexpected repairs

“It makes a huge difference to my clients, who are often on tight time frames, to be able to have both building and pest inspections taken care of in the one appointment. Cameron & Sims were not only prompt and reliable, but also very professional in their service to my client.”

Belinda Robinson, Loanfit

Buying a home is likely to be the largest investment you’ll ever make, so it makes sense to call in the experts.

A Cameron & Sims property inspection is extremely thorough. We’ll look for any significant building defects to all accessible areas of the property, including the interior and exterior, roof space, under floor space, and the site itself, including retaining walls, fencing, paths and driveways.

Although our reports are very thorough, they’re also easy to understand. We won’t baffle you with building industry jargon, instead we use plain English and we’re happy to explain anything you don’t understand. We’re committed to providing you with a fast, reliable service so you can make an informed decision about the property you’re planning to buy.

How a building inspection puts sellers in the driver’s seat

Pre-purchase inspections aren’t just for buyers.

If you’re selling, knowing about problems before you put a house on the market means you’re in the driver’s seat when it’s time to negotiate.

How?

Well, imagine your house is for sale and a potential buyer hires a building inspector who says the back stairs need replacing. You thought they were fine! And now the buyers want $15,000 off the asking price.

Suddenly, you’re on the back foot.

You need to get quotes to find out if that’s a reasonable cost to fix the stairs and decide whether you’re prepared to reduce your asking price.

The sale is now delayed and could fall through completely.

A pre-purchase building inspection can help you avoid this altogether. Our building inspector will go over your property thoroughly, providing you with a detailed, easy-to-understand report.

If any issues are found with the property, we can provide recommendations for qualified tradespeople to provide you with quotes and/or repairs. You’ll know exactly how much the repairs will cost, and then it’s up to you whether you get the repairs done prior to sale. Either way, you’ll be in a better position to negotiate the best possible sale price.

“We found the Cameron & Sims team to be very detailed and we really appreciated the professionalism and expertise that we received. It saved us thousands of dollars in works that we otherwise would have had to undertake. The follow up and contacts they had were so helpful.”

Could your property have asbestos?

Buying an older property? Asbestos was commonly used in building materials up to the late 1980s and was banned throughout Australia in 2003.

Just the thought of asbestos in a property can send potential buyers running for the hills, but as industry experts we understand that a little knowledge goes a long way.

Cameron & Sims are asbestos specialists. We’ve worked with homeowners, investors, commercial property owners and schools throughout southeast Queensland to provide asbestos surveys and removal.

If you’re concerned the property you’re buying may have asbestos, we can conduct an asbestos survey at the same time as your building and pest inspection. A pre-purchase asbestos survey will identify any asbestos in and around the property.

If asbestos is found, we can give you expert advice on how to safely deal with asbestos and can provide a quote for removal. This information can help you decide whether to buy a property, or can assist you negotiating the sale price.

“I think it is rare to find a company like Cameron & Sims that is so genuinely invested in helping their clients find or build their dream home. Would 10/10 recommend them to anyone who is looking to organise a building and pest inspection. We could not have asked for a kinder, more professional experience to start our home buying journey.”
